Recurring questions
Renovations can get complicated quickly.
Most homeowners renovate a handful of times in their life. Contractors write quotes every week. That gap is not about honesty — it is about vocabulary, documents and experience.
The questions below come up in almost every project. None of them are unreasonable. They are simply hard to answer alone, and the answers usually decide how the rest of the project goes.
Is this quote reasonable?
A number on its own means very little. What matters is what the number covers, what it leaves out and how it compares to the scope you actually described. Reading the document line by line is what makes it answerable.
What should my project cost?
Cost depends on the scope, the finishes, the condition of the property and the market at the moment you build. Independent guidance gives you a defensible planning range and shows you which decisions move the number the most.
Which quote should I choose?
Two quotes rarely describe the same work. Before comparing prices, the quotes have to be aligned on scope, materials, allowances and exclusions — otherwise you are comparing two different projects.
What exactly am I paying for?
Terms such as allowance, provisional sum, or “finishes by owner” carry real financial weight. Knowing what sits inside each line, and what has been quietly left outside it, changes the conversation with your contractor.
Where do I even start?
Sequence matters. Scope, budget and drawings come before quotes; quotes come before commitments. A short conversation at the beginning often prevents the expensive corrections later.

How Projet GH can help
Every engagement starts with your documents and your questions. You can bring a full project, a single contractor quote, or nothing more than an idea and a budget you are not sure about.

The process
A clear, deliberate process
No sales call, no site visit from a crew, no pressure to sign anything. You share what you have, we read it carefully, and you leave the conversation knowing more than when you started.
You share your project
Tell us what you are planning, where the property is, roughly what you expect to spend, and where you are in the process. Documents are welcome but not required.
We review the details
Your information, drawings, photos and any contractor quotes are read in detail — scope, materials, allowances, exclusions and payment structure.
We talk it through
A working consultation, by phone or video, where the findings are explained in plain language and your questions are answered directly.
You receive written guidance
A clear summary of what was reviewed, what stands out, what appears to be missing, and the specific questions worth putting to your contractor.
You make the decision
You choose the contractor, the scope and the timing. Projet GH stays available for follow-up questions as the project moves forward.
We advise. You decide.
Independence, in practice
Independent advice matters.
No construction sales pressure
Projet GH does not perform the work, does not subcontract it and does not accept referral fees from contractors. There is no version of your project that pays us more, so nothing in the advice is bent toward a sale.
Clear explanations
Quotes, allowances, exclusions and payment schedules are explained in ordinary language, with the reasoning shown. The goal is that you can repeat the argument yourself in the next conversation with your contractor.
You stay in control
Projet GH does not sign anything, does not hire anyone and does not manage your site. You keep the relationship with your contractor and every decision that comes with it — better informed than before.
Roles compared
Contractor vs. Projet GH
These are two different roles, and a good project usually needs both. The comparison below is about function, not quality.
| General contractor | Projet GH | |
|---|---|---|
| Primary role | Plans and performs the construction work | Advises the homeowner before and during the project |
| Provides | Labour, materials, trades, scheduling and site execution | Document review, cost guidance, comparison and second opinions |
| Relationship to the work | Financially involved in the work being built | Independent of the work being built |
Good contractors are essential — they are the ones who make the project real. Projet GH exists so that homeowners can communicate clearly with construction professionals, ask better questions and decide with confidence.
Illustrative example
Example: a $75,000 renovation
Three contractors visit the same home, discuss the same project, and return three quotes. The spread is $23,000. Here is why the lowest number is not automatically the answer.
Illustrative example
| Contractor A | $58,000 | |
|---|---|---|
| Contractor B | $72,000 | |
| Contractor C | $81,000 |
Why wouldn’t I choose $58,000?
Because a price is only meaningful next to the scope it covers. A lower number can mean a leaner operation and sharper pricing — or it can mean the quote simply describes less work. Until the three documents are read side by side, there is no way to know which one you are looking at.
Items that are sometimes excluded from the lowest quote
- Electrical work, permits or inspections
- Painting and finishing
- Demolition
- Debris removal and disposal
- Certain materials left as an allowance or supplied by the owner
What am I actually getting for my money?
